We help teams avoid nasty surprises on cost, programme, and performance.

F8 Group is a building performance and MEP consultancy.

We bring building physics, building services (MEP), BIM, and in-use monitoring together so decisions are based on evidence, delivery is more predictable, and buildings perform as promised.

Our Story

Why we built F8

Too many projects look fine on paper, then reality arrives late. Costs slip, programmes stall, and performance gets assumed rather than proven. We built F8 to stop that.

Costs move because scope was never properly defined, especially around plant space, risers, routes, louvres, access, controls, and builders work. started with a problem.

Programme slips because coordination issues appear on site, when changes are slow and expensive.

Performance is assumed at handover, then never proven or tuned in operation.

What makes F8 different?

We work across the full lifecycle of a building, from concept through to operation.

Each discipline brings its own rigour. Building physics reveals what will actually happen inside the envelope. MEP expertise ensures systems can be built and measured. BIM coordination catches conflicts before they reach the site. In-use monitoring with OPTI-Twin proves performance and guides improvement. Together, they eliminate the gap between what was promised and what gets delivered.

How we protect what matters

Every project has constraints that matter.

Scope undefined. Coordination gaps. Performance unproven. We work backwards from what could go wrong, then build the evidence to stop it happening.

We start by listening. What keeps you awake at night? Is it cost certainty? Hitting programme? Proving the building will work as intended? Once we know what you're protecting, we bring the right disciplines to bear.

Building physics models what will actually happen inside the envelope before a brick is laid. MEP expertise ensures every system can be built, measured, and maintained. BIM coordination catches conflicts early, when they're cheap to fix. In-use monitoring with OPTI-Twin proves performance after handover and guides continuous improvement.

This isn't about adding layers of consultancy. It's about joining the dots that most teams leave scattered. Physics informs MEP strategy. MEP informs BIM coordination. BIM informs what gets monitored. The result is clarity that carries from concept through to operation.

We've seen what happens when these threads don't connect. Budgets blow. Programmes slip. Buildings underperform. We built F8 to make sure that doesn't happen to you.

We agree on what you need to protect: viability, programme, capex, tender risk, or in-use performance.

Properly defined

We test options early and surface constraints before they become expensive.

Caught early

We define scope properly so cost and tenders are more predictable.

Always first

We support delivery with BIM-led validation and 4D modelling where it adds value.

Continuously improved

We prove performance in use and help teams improve it.

Scope clarity
Approach

We join it all together

Most firms sit in one lane. We don't.

Building physics tests performance properly

We model comfort and energy use early, when changes still matter.

Building services make strategies buildable

MEP expertise turns concepts into measurable, deliverable systems.

Deep BIM expertise coordinates and reduces loops

We use BIM to communicate clearly and cut redesign cycles before they drain budgets.

In-use monitoring proves what actually works

OPTI-Twin, our platform, tracks performance and helps teams improve it after handover.

Evidence

What the numbers tell us

We work across offices, logistics, residential, and life science. The sectors change. The principle doesn't. Get the hard constraints right early, and everything that follows gets easier.
